Leather needs to be kept clean and conditioned to have a long service life. When leather, such as the arms of chairs or other furniture, gets dirty the leather will stiffen, because the fibers can't move and slide easily against each other. If the dirty parts are let go long enough they'll become dry and brittle and will crack.
Leather that comes in contact with human skin can become very dirty from accumulation of oils from us two legged sorts. No matter how clean we keep our arms the oils from our skin will get into the pores of leather furniture and will mix with dust and become a dark dirty stain.
